Securing a Complex Industrial Site for a Growing Manufacturing Operation
The Challenge
When Commonwealth was retained by a large truss manufacturer and building materials supplier to identify an expansion site in the Richmond and Hampton Roads markets, the assignment quickly evolved into something more complex than a straightforward site search. The winning site at 501 Truswood Lane came with a competitive acquisition process and a set of structural risks that would have derailed most buyers: unclear legal ownership of the access road, a rail crossing over a CSX line subject to a 30-day termination clause, and in-place tenants operating under short-term informal leases at below-market rents. Each issue represented a material threat to the client’s ability to finance, occupy, and operate the site.
Our Solutions
Commonwealth underwrote the site from both investor and owner-user perspectives, quantifying market rents, reconstruction costs, and risk factors to support a competitive and defensible offer in a process that drew more than ten bids in the first week and required a best-and-final round among top bidders. With the site under contract, Commonwealth led a nine-month-plus coordination effort with CSX and the City of Newport News to resolve the rail crossing termination risk and deliver a permanent, bankable access solution, eliminating the single greatest threat to the client’s long-term site control. Simultaneously, Commonwealth renegotiated the existing informal tenancies into longer-term, market-rate agreements with standard expense recovery structures, transforming a liability into a stable income stream.
The Results
Commonwealth successfully delivered a fully de-risked site to a client whose core business is manufacturing, not real estate. What began as an expansion site search became a complex, multi-party transaction requiring legal, financial, and infrastructure problem-solving over nearly a year. The permanent resolution of the access road and rail crossing issues, combined with stabilized in-place tenancy, gave the client a site they could finance, occupy, and build on with confidence.
